The neighborhood: The Huysmans Studio is located in a nice residential area at only a few minutes walk from the campus of the Université libre de Bruxelles (ULB). The Studio will attract the nature lovers as it is also a few minutes walk from the "Bois de la Cambre" and the "Forêt de Soignes" which are two very beautiful parks and where it is very pleasant to go for a walk or a jogging. To make your daily shopping, you don't need a car or to use the public transports. Two supermarkets and small local stores (butchery, bakkery, pharmacy, etc.) are easily accessible by foot. You will find all these shops on the well-known "Square du Vieux Tilleul". Every Thursday afternoon and early evening, there is a very nice local market. This is the perfect place to buy local food and to have a drink during the summer. If you choose the Huysmans Studio, you won't be far either from the "Cimetière d'Ixelles". This is the place were all the students from the Université Libre de Bruxelles enjoy their free time. There are lots of very nice bars and restaurants which are not too expensive. In short, the Huysmans Studio is ideally located. It is in a quiet area, next to two beautiful parks and is very well connected to the center of Brussels thanks to the good public transport network. How to access the accommodation: * If you come by car ... you will easily access the Studio from the Boulevard F. Roosevelt (a beautiful boulevard with lots of embassies). In front of the Studio, there is a nice square where you can find places to park your car. * By tram... there is a tram stop (called Solbosch) at 2' walk from the Studio. If you want go to the City Center or reach other points of interest, you can take the line number 94. * By train... the nearest train station is the Boondael Station (1Km from the Studio). You can go there by tram or by foot. The Central Station is accessible by bus (line 71). There is a bus stop in front of the Université libre de Bruxelles * By bike... you can rent a "Villo". The Villos are the bikes proposed by the City of Brussels. The stations where you can collect those bikes are very numerous in the city. For example, you'll find two "Villo" stations on the campus of the Université libre de Bruxelles. Welcoming: A member of the agency will wait for you at the apartment. This contract is henceforth subject to common law stipulated in the Belgian Civil Code, excluding special rules for the principal residence of the renter and any special rules to commercial leases. CANCELLATION OF RENTAL CONTRACT The owner has the right to cancel the contract directly and to require the immediate evacuation of the accommodation if the tenant is found to be seriously non-compliant in his/her obligation to maintain the apartment, especially if he/she provides lodging for more people and / or pets than are authorized and stipulated in the contract, or if he/she damages the premises or does not meet his/her commitments as a good tenant. If the owner cannot make the premises available due to circumstances that cannot be attributed to him/her, the agent is authorized on behalf of the owner to cancel the contract. Therefore, the tenant recovers his/her rent and is not entitled to any compensation. In such a case, the owner or his/her agent will do his/her utmost to propose to the renter an alternative as similar as possible for the same period or a different period. OCCUPATION OF PREMISES The renter is obligated to personally occupy the premises in "as a responsible tenant" and to maintain them. This implies, especially, the fact that objects that are part of the equipment cannot be moved, that the guidelines for tidiness inside the premises must be followed, and that, prior to his/her departure, the tenant must clean the apartment (otherwise cleaning fees will be deducted from the deposit). PETS AND SUBLETTING The tenant may not sublet the dwelling and may not own a pet or allow a pet to have access to the building NUMBER OF PERSONS The number of tenants may never exceed the number stipulated in this lease. INVENTORY In dwellings where there is an inventory of items, the renter is required to verify its accuracy. This also applies to the cleanliness of the premises. Both parties must sign the inventory; it documents the current condition of the dwelling and of its equipment. The tenant must return the rented property in the same condition it was found in when possession was taken thereof. The renter is responsible for any loss or damage. Any difference, defect or malfunction must be reported in writing to the owner or his/her agent no later than 12:00 p.m. on the day after arrival. SMOKING It is strictly forbidden to smoke in the dwellings. The owner reserves the right to require a payment of 200 € if he/she smells smoke in the dwelling at the end of the stay. IMPRINT OF CREDIT CARD In case of payment difficulties, the owner or his/her agent is authorized to make usage of the imprint or number of the tenant´s credit card
