Elegant two bedroom apartment of about 130 sq.mt, on the 5th floor (w/ elevator), with a sunny terrace from which you can enjoy the lovely views of the sun setting on Rome's roofs. The apartment is embellished by colourful floors and walls that bring the '70s-'80s back to life.

On the right of the entrance you find the corridor leading to an informal dining area with a balcony (with box room and boiler room), and to the small kitchen, fitted with oven, fridge, microwave and electric kettle. The kitchen has a window offering marvellous views of the Quirinale (the Italian presidential palace).

On the left is the living room, furnished with a sofa bed (190cm X 110cm), a TV corner with DVD player and a dining table for up to 4 people. From here you step out onto the terrace -overlooking Via della Mercede- furnished with a table seating up to 6 and a sun umbrella.

Through a wrought-iron door you move from the entrance hall into the night area: the master bedroom comes with a double bed (160cm X 190cm), a single bed, a small table perfect for a quick breakfast, a big closet and a sunny window opening out onto the terrace; the second bedroom -with views of Via della Mercede- is across from the master bedroom and has two single beds, two wardrobes and a chest of drawers. The big bathroom is equipped with tub, hand shower and washing machine.

Both the living room and the master bedroom have air conditioning.

Upon arrival we will be waiting for you at the apartment to hand over the keys and show you the facilities. During your stay, we will be at your disposal for everything you need.

For check-in/out during weekends and holidays as well as early or late check-in/out, we will apply an extra cost to be given in cash at check-in, as follows:

Saturday, Sunday, holidays: from 9AM to 7PM - €20

From Monday to Friday from 7AM to 9AM and from 7PM to 9AM - €20

Saturday, Sunday, Holidays from 7AM to 9AM and from 7PM to 9AM €40

Every day 9PM to 7AM - €40.

Security Deposit: 300

There is a security deposit due upon arrival. The amount of the Security Deposit depends on the duration of the stay:

Duration of less than 15 days: €300

Duration of 15 days or more: €1,000

The Security Deposit will be returned to the Client in full within 5 days of the termination of the contract

The electricity and gas meters will be read upon check in and check out for these purposes. Should the monthly bill exceed this limit, the extra cost will be retained from the Security Deposit.

The Company may replace the Property with another of identical or superior quality, should the Company be unable to guarantee the Client use of the Property due to events of force majeure or for any contingencies beyond the Company's control. If the Client has a reasonable and substantiated cause for refusing the Property offered by way of replacement, the Company will refund the Client the amounts paid. No further amounts shall be due by the Company to the Client.

The Client agrees that the maximum number of people entitled to occupy the Property is that set forth in the Booking Confirmation. Non-compliance with this obligation shall entail payment to the Company of a penalty equivalent to 30% of the overall price for the Property for each additional person.
