Cozy and quiet, this duplex can welcome up to 5 persons and will perfect your stay in Ixelles, a nice Brussels' neighborhood! The duplex: The first storey consists in a fully equipped kitchen opened to a living area with living side (TV) and double sofa. The double bedroom and the bathroom (with shower) are in the second storey. The duplex can welcome up to 5 persons thanks to an extra bed (for children) available on request. And for sunny days, you will enjoy to sit on the little court. Entrance: The studio is located in a house. You will also find the Ixelles 2, 3 and 4 apartments in the same house. If you travel by group, the Fernand Coq is located in the neighboring house.

The neighborhood: Ixelles is a living, multicultural and full of hot spots quarter! The apartment enjoys a nice location and you will have every facility at hand: Place Fernand Cocq, at a 4 minutes' walk: restaurants, bars, snack bars, chemists… and at a 5 minutes' walk, near the Chaussée d'Ixelles: a laundry room, little stores, a bookshop, supermarkets (Delhaize and Carrefour) and many boutiques.Try exotic flavored dishes! Walk just 10 minutes and meet the Saint-Boniface Place where a dozen international restaurants, bars and terraces will tickle your taste buds. Please try le Comptoir or the delicious Osteria Bolognese… No deception guaranteed! Walking a bit longer, the Flagey Place is known for its market (every Saturday and Sunday mornings) but mostly for the Café Belga, where you will enjoy a nice drink or the “best” chips of Brussels!

Least but not last, the apartment is 15 minutes away from the European Quarter. Travel facilities: By car? If you don't find a parking place in the street or the neighboring streets, a parking lot is available on Tulipe Street (5 min. but closed on Sundays) or in Flagey Place. By bus? The closest bus stop is in the Fernand Cocq Place (4 minutes' walk) and the subway stop is Porte de Namur (10 minutes' walk).By train? The closest train station is Brussels Central but you will have to either take the bus or the tramway to reach the apartment. Want to ride your bicycle like Freddy? Pick up a “villo”, bikes granted by the City of Brussels, in all the Villo stations available.

This rental is entered into for a temporary and leisure residence. This contract is henceforth subject to common law stipulated in the Belgian Civil Code, excluding special rules for the principal residence of the renter and any special rules to commercial leases.

The owner has the right to cancel the contract directly and to require the immediate evacuation of the accommodation if the tenant is found to be seriously non-compliant in his/her obligation to maintain the apartment, especially if he/she provides lodging for more people and / or pets than are authorized and stipulated in the contract, or if he/she damages the premises or does not meet his/her commitments as a good tenant.

If the owner cannot make the premises available due to circumstances that cannot be attributed to him/her, the agent is authorized on behalf of the owner to cancel the contract. Therefore, the tenant recovers his/her rent and is not entitled to any compensation. In such a case, the owner or his/her agent will do his/her utmost to propose to the renter an alternative as similar as possible for the same period or a different period.

The renter is obligated to personally occupy the premises in "as a responsible tenant" and to maintain them. This implies, especially, the fact that objects that are part of the equipment cannot be moved, that the guidelines for tidiness inside the premises must be followed, and that, prior to his/her departure, the tenant must clean the apartment (otherwise cleaning fees will be deducted from the deposit).

The tenant may not sublet the dwelling and may not own a pet or allow a pet to have access to the building

The number of tenants may never exceed the number stipulated in this lease.

In dwellings where there is an inventory of items, the renter is required to verify its accuracy. This also applies to the cleanliness of the premises. Both parties must sign the inventory; it documents the current condition of the dwelling and of its equipment. The tenant must return the rented property in the same condition it was found in when possession was taken thereof. The renter is responsible for any loss or damage. Any difference, defect or malfunction must be reported in writing to the owner or his/her agent no later than 12:00 p.m. on the day after arrival.

It is strictly forbidden to smoke in the dwellings. The owner reserves the right to require a payment of 200 € if he/she smells smoke in the dwelling at the end of the stay.

In case of payment difficulties, the owner or his/her agent is authorized to make usage of the imprint or number of the tenant´s credit card
