Hello! Nice Zen studio decorated with natural materials. Peaceful haven ideally located. It is made of a living room and a little kitchen. You will also find a mezzanine bed, with shower and toilet. The B&B Poincaré 1 and the B&N Poincaré 2 are identical studios. Entrance: The studio is located in the 3rd floor of an old restored factory, without elevator.

The neighborhood: Close to the porte d'Anderlecht and in a multicultural quarter, various little grocery stores can be found.At a 10 minutes' walk, you will reach Saint-Catherine Place, very nice place and ancient Brussels Port. Despite many wonderful fish restaurants, we love Madame Moustache where you can eat and dance a bit. The surroundings of the Place are known for little boutiques and fine groceries. The fashionistas will enjoy the Antoine Dansaert Street! To reach the famous Brussels' Grand Place, walk only 10 minutes. But it will take you longer if you stop in the various boutiques or bars along the road. The Bourse quarter is by the way very lively by night.

Travel facilities: By car? The nearest parking lot is Porte d'Anderlecht (5 minutes' walk).

By tram, bus or subway? The closest stops are the Porte d'Anderlecht stops (5 minutes' walk).

By train? The nearest train station is Brussels South and you will only walk 15 minutes to reach the accommodation.

Want to ride your bicycle like Freddy? Pick up a “villo”, bikes granted by the City of Brussels, in all the Villo stations available.

This rental is entered into for a temporary and leisure residence. This contract is henceforth subject to common law stipulated in the Belgian Civil Code, excluding special rules for the principal residence of the renter and any special rules to commercial leases.

The owner has the right to cancel the contract directly and to require the immediate evacuation of the accommodation if the tenant is found to be seriously non-compliant in his/her obligation to maintain the apartment, especially if he/she provides lodging for more people and / or pets than are authorized and stipulated in the contract, or if he/she damages the premises or does not meet his/her commitments as a good tenant.

If the owner cannot make the premises available due to circumstances that cannot be attributed to him/her, the agent is authorized on behalf of the owner to cancel the contract. Therefore, the tenant recovers his/her rent and is not entitled to any compensation. In such a case, the owner or his/her agent will do his/her utmost to propose to the renter an alternative as similar as possible for the same period or a different period.

The renter is obligated to personally occupy the premises in "as a responsible tenant" and to maintain them. This implies, especially, the fact that objects that are part of the equipment cannot be moved, that the guidelines for tidiness inside the premises must be followed, and that, prior to his/her departure, the tenant must clean the apartment (otherwise cleaning fees will be deducted from the deposit).

The tenant may not sublet the dwelling and may not own a pet or allow a pet to have access to the building

The number of tenants may never exceed the number stipulated in this lease.

In dwellings where there is an inventory of items, the renter is required to verify its accuracy. This also applies to the cleanliness of the premises. Both parties must sign the inventory; it documents the current condition of the dwelling and of its equipment. The tenant must return the rented property in the same condition it was found in when possession was taken thereof. The renter is responsible for any loss or damage. Any difference, defect or malfunction must be reported in writing to the owner or his/her agent no later than 12:00 p.m. on the day after arrival.

It is strictly forbidden to smoke in the dwellings. The owner reserves the right to require a payment of 200 € if he/she smells smoke in the dwelling at the end of the stay.

In case of payment difficulties, the owner or his/her agent is authorized to make usage of the imprint or number of the tenant´s credit card
